What are the ways to negotiate Lower Rent for Apartments/Homes ?

If you’ve found the apartment you want (or it’s time to renew), or looking for an apartment for rent in Abu Dhabi/Dubai and you wish the price were lower, be strategic and take action. You never get anything unless you ask, so here are tips for negotiating lower rent.

i. Knowing the rental market
What are the rates at apartments near yours? Make sure you have a clear understanding of the amenities that are available and how they compare to the unit you’re considering. Rental rates are not a secret, but they can change from day to day. Get a competing rate in writing if you can, and if it’s lower than the one being offered, have it with you when you go to negotiate.  A lower rate in a similar apartment is a great tool for negotiating a lower price on your own apartment.

ii.Sell yourself as a good tenant
If you’ve never rented in that particular complex, than a few letters of recommendation will go a long way toward convincing a manager you’d be a tenant worth having, even at a lower rate. Get a letter from previous landlords or apartment managers, which say you pay your rent on time and don’t cause problems. If you’re trying to renew your lease at a better rate, remind the manager that you’ve always paid your rent on time, and anything else that’s positive. 

iii.Make an offer
You could offer a lesser monthly amount in trade for giving up a parking space, or helping with new member socials. You could offer to sign a slightly longer lease, making yours expire in spring, which is prime rental season. Don’t be afraid to ask what your manager needs. If he or she has flexibility on pricing ,then you might be able to help each other.

When something is dropped on tile or hardwood floors, that makes a racket, too, so top floor living is a must for anyone who’s noise sensitive. When you’re higher up, foot traffic is mostly limited to residents and their guests. Chances are the gym or other popular parts of an apartment building won’t be on the top floor, so you should be less likely to have extra people running about. Since there’s less foot traffic, chances are the hallways and public areas will be cleaner.
With less traffic on floors higher up in an apartment building, it’s also less likely that your top floor apartment would be a target for burglars. Scaling up a building isn’t easy and burglars would have to risk passing neighbors on the stairs, so living on the top floor could make your stuff less of a target.

Cheaper Heat Costs

Basic science tells us that heat rises, so living in a top floor apartment can help you keep heating costs low during cool months. That said, during hotter months, it may cost more to help your apartment cool.

Better Views

If you’re living in a top floor apartment, you may have access to a great a view of your city and surrounding areas. As a top floor resident, you may also have access to more outdoor space (ex. a balcony), so you can enjoy the sights around your apartment community. Your bonus will be a good view of the weather, without turning on your TV or checking your phone.

More Light

If you’re living on the top floor, you don’t have anything blocking your light. There are probably no balconies above you. Depending on the direction your apartment faces, you may get natural light that wakes you in the morning so you won’t need to power up the nearest lamp.
